Bremerton Real Estate – Bank Owned Properties

If you are looking for real estate in Bremerton and have decided that you want to purchase a Bank Owned Property or a REO as they are called in the industry here is a list.

Sometimes a bank owned property is a great deal – and then again sometimes not. Depends on what you are buying the property for. Are you using it as an investment or are you purchasing the property as your principle residence.

Most bank owned homes are sold “as is” which means they will not make repairs to the property, however you must still have an inspection so that you can decide what repairs will be on your dime. After you have your inspection you should be able to decide if a bank owned property is a good deal or not.

Using the formula and only including active and contingent homes on the market the absorption rate for January would be 12.4 months – ouch! We had been down to 5 months in the last quarter of 2009. Of course remember we are looking at a trend, so as we go through 2010 we will get a better picture. Hopefully, low number of closings in January is not a trend.

Port Orchard First Time Home Buyer – ONLY 29 DAYs

You only have 29 days to be in a binding contract with a Port Orchard home seller to qualify for the $8,000 tax credit. Now, remember you can receive this credit now even if you have filed your 2009 income tax return. You just need to file an amended return and “wala” CASH!

Do you know if you are a first time home buyer? Sounds like a stupid question but there are people out there that have owned homes in the past who will now qualify as a first time home buyer.

What is the definition of a first-time home buyer?
The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase. For married taxpayers, the law tests the home-ownership history of both the home buyer and his/her spouse.

I currently have a first time home buyer that fits this definition. They were very excited to learn the news. We are out looking for the home and now know we only have 30 days. I have two other buyers that have written homes this month that qualify as long as we close prior to June 30th. They will – they have loan approval and appraisals are complete just finishing the final touches prior to signing loan documents.

I have another client that is in the counter-offer stage and will know either this evening or tomorrow if the home he chose will be the home he receives the first time home buyer tax credit on or if we need to find another.

During the month of February there were 5 (1 less than January) homes that sold in Silverdale. These Silverdale homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name!
