Since its inception in 1993, Fidelity Partners, Inc., now known as The Reliant Group, has worked with private sellers, government agencies, mutual funds, foreign corporations, and a variety of major companies to purchase distressed assets and implement "hands on" problem-solving strategies for rehabilitation, remediation and repositioning. The company's list of partners includes ING Realty Partners, Credit Suisse-First Boston, the Resolution Trust Corporation, the Federal Deposit Insurance Corporation, Varde Partners, MBIA, Hunt Capital Partners, Centerline Capital Group, and Boston Financial Investment Management.

Over the past 19 years, Fidelity Partners has acquired more than $1.8 billion of real estate debt and equity. The Fidelity Partners team includes principals with experience in rehabilitation, management, repositioning, construction and bankruptcy. Over the years, they have demonstrated a consistent ability to create value for their investors through an innovative, disciplined, focused investment approach. The firm specializes in distressed asset acquisitions where the certainty of the sale is at least as important to the seller as the price.

Though Fidelity Partners has purchased more than $1.2 billion of loan assets since 1993, in 1998 it sold its entire loan inventory and began a shift toward multifamily acquisitions, development, and management. After completing several single asset multifamily bond financed transactions between 1998 and 2000, in 2001 Fidelity Partners, Inc., launched its Capital Accelerator Program, a series of discretionary investment funds focused on affordable housing assets. Currently, seven funds have been offered in the Capital Accelerator Series, which have made approximately 50 acquisitions. The company has since bought or developed more than $500 million worth of multifamily assets, which total over 12,000 units. In the last ten years, $175 million of investor equity has been invested in 71 transactions. Approximately 2/3 of the portfolio is affordable housing.

Fidelity Partners, though its association with several nonprofit housing firms, has become a pioneer in the service enriched housing arena. Affordable housing properties in the Fidelity Partners portfolio receive an abundant level of social services, which help to stabilize tenancy, improve neighborhoods, reduce crime, and encourage community revitalization efforts.
